Warwick House Attracts First Tenants

Warwick House, the prestigious new £3.5 million office development in Coventry city centre, has attracted its first two tenants.

The front section of development, known as Warwick Gate, is now fully let and there are several companies considering taking space in the remaining floors even though the Deeley Properties project is around two months away from completion.

Estate Agent Newmans has joined Shortland Horne, which is handling the building for developers Deeley Properties, in taking a frontage and space above.

The firm, which is expanding from Rugby, has signed a 20-year lease for 660 square feet on the ground floor and a first floor suite in excess of 1,400 sq ft, paying £40,000 per annum.

Partner Sean Newman said:

"We have been in business for about 10 years and we think there is a place in the market for a superior service for both buyers and sellers in Coventry. We will be creating around 20 jobs.

"We have our headquarters in Rugby and as well as establishing ourselves in Coventry, we will be able to supply a more comprehensive service to our clients who lie between the two.

"Warwick House is in the heart of the city and is a true landmark building. We are very pleased with our decision."

The remainder of the 18,500 sq ft. could be let to a single company but has been designed and built to offer single self-contained floor plates of 3,410 sq ft.

The building is the only major purpose-built office complex to come on stream in the heart of the city this year.

The parking ratios and office environment is business park standard, yet with the convenience of the city centre location. Secure basement parking is available for 22 cars, with another 43 designated spaces within Greyfriars Road roof-top car park.

Peter Deeley, chairman of Deeley Properties, said:
